Booking policy.

A few simple things to know before you book — so your stay at Seakeeper is everything you hope for.

Check-in & check-out

Check-in from 3:00 PM. Check-out by 10:00 AM.

Self check-in is via a keypad lock — we'll email your code and detailed arrival notes 48 hours before you arrive. Earlier check-in or later check-out can sometimes be arranged on request, please ask.

Minimum stay

A minimum 2-night stay applies year-round. 3-night minimum over long weekends, school holidays, Easter and Christmas / New Year periods.

Payment & deposit

To secure your booking, a 50% deposit is payable at the time of confirmation. The remaining balance is due 14 days prior to your arrival date. For bookings made within 14 days of arrival, the full amount is payable on confirmation.

A pre-authorisation security bond of $500 may be held against your card prior to arrival and released after departure inspection.

Cancellation policy

  • More than 30 days before arrival — full refund less a $50 admin fee.
  • 14–30 days before arrival — 50% refund of the total booking.
  • Less than 14 days before arrival — no refund, however we'll do our best to re-let the dates and refund where possible.
  • No-shows and early departures are non-refundable.

We strongly recommend travel insurance to cover the unexpected.

Guests

The number of guests staying must not exceed the number listed on your booking. Seakeeper 1 sleeps up to 6 guests; Seakeeper 2 sleeps up to 6 guests. Additional guests, day visitors or parties are not permitted without prior written approval.

Pets

We love a well-behaved four-legged guest. Pets are welcome by prior arrangement only — please mention them when you enquire so we can confirm. A small additional cleaning fee may apply.

Pets must be kept off beds and furniture, never left alone in the property, and any mess (inside or in the yard) cleaned up by their humans. Damage caused by pets is the guest's responsibility.

House rules

  • Strictly no smoking or vaping anywhere inside the property.
  • No parties, events or excessive noise. Quiet hours from 10:00 PM to 8:00 AM out of respect for our neighbours.
  • Please treat the home as you would your own — wash up, take out the bins on collection day, and leave it tidy on departure.
  • Report any damage or breakages on arrival or as soon as they occur — accidents happen and we appreciate honesty.

Damage & liability

Guests are responsible for any damage, loss or breakage that occurs during their stay (beyond fair wear and tear). The lead guest on the booking accepts liability on behalf of all members of the party. Costs may be charged to the security bond or the credit card on file.

Force majeure

In the rare event a stay cannot proceed due to circumstances outside our control (natural disaster, power or water failure, government restrictions etc.), we'll offer a full refund or credit for a future stay.
